Builders and Facility Managers
JA Floors takes on commercial flooring packages from removal and substrate preparation through to the finished floor, for head contractors, builders and facility managers across Melbourne.
The Package
We work as the flooring contractor on your project, responsible for the floor from the substrate up. A typical package can include:
Substrate to Finish
On many projects the preparation and the floor finish are treated as separate problems. When they are, the substrate is often only properly understood after the strip-out, and any shortfall surfaces later as a defect in the finished floor.
With preparation and installation in the same package, the substrate work is planned around the system going down on top, and responsibility for how the floor performs sits in one place. More on floor preparation and levelling and commercial vinyl installation.
A Directly Employed Core Team
JA Floors has a directly employed core team skilled across multiple tasks, from removal and preparation through to installation.
That gives us closer control over the quality of the finish, and more confidence in resourcing a tight program, because delivery is not wholly dependent on finding external labour for each stage.
For Builders and Head Contractors
Pricing from drawings at documentation or tender stage, so preparation scope and product lead times are known before flooring reaches the critical path.
Flooring stages planned around joinery, services and the trades working in the same areas.
When the substrate turns out different from what was expected, you hear about it early, with options, rather than at handover.
Finished floors protected through to practical completion.
Example: a 600 m² Liquorland store prepared and floored in three days, with the team working 24-hour shifts to meet the builder’s handover. More in our projects.
For Facility Managers
For facility managers, the flooring problem is usually an existing one: a floor that is lifting, worn through or failing in wet areas, in a building that has to keep operating while it is fixed.
That work means removing the old floor, finding out what is wrong underneath, preparing the substrate and installing the new floor in stages, with the sequence planned around how the building is used. One contractor can cover the different floors a facility needs, from corridors and common areas to wet areas and back-of-house.
See how this applies in healthcare and aged care facilities.
